Cancellation Policy:
A cancellation made by the Renter shall be in writing and addressed to Rideau Lakes Property Management at the address stated at the top of the booking application form. Cancellation can also be emailed and will be considered accepted once a confirmation reply is received. On receipt of such notice of cancellation, we shall endeavour to re-book the holiday accommodation for the period of the original booking.
If we are successful in rebooking the holiday accommodation for the entire period originally booked, we will refund to the Renter all monies paid (whether deposit or full payment has been made) less an administration fee of $100.00 per period booked.
If we are unable to re-book your holiday accommodation, then all monies paid by the Renter (whether deposit or full payment has been made) shall be forfeited.
If we are unable to arrange the rental of the Property, due to unforeseen circumstances such as natural disaster, we will attempt to arrange alternative holiday accommodation of a similar type and cost and standard and in a similar location as that originally requested by the Renter. If the alternative holiday accommodation and/or rate is not acceptable to the Renter, we shall refund in full to the Renter all monies paid by him/her to Rideau Lakes Property Management. Requests by the Renter to switch to different cottages other than the ones that have already been booked by renter, will be provided only if the original booking property/time can be re-booked, and it will result in an additional administrative charge of $50.00.
Terms and Conditions:
Booking fee of $200 added to each booking covers all taxes and departure cleaning.
Thank you for choosing Rideau Lakes Cottages for your vacation rental! We look forward to your arrival and hope that you have a wonderful vacation! Please forward this contract with the Booking deposit, Security Deposit cheque, and post-dated cheque for the balance of payment to make sure that you secure your reservation.
Personal checks will be accepted only for bookings that are at least 30 days prior to arrival. Please write your check-in date and cottage name on your cheque. For reservations made within 30 days of arrival, a signed lease and payment in full by email money transfer (Canada only) certified cheque, or money order must be received within 72 hours of the reservation being made.
Check-In Time- 4:00pm. Check-Out Time: 10:00am
Instructions on how to gain entry and directions will be sent once the full rental amount has been received.

Bed Linens: Cottage is equipped with: Main floor: Master bedroom with a King bed and en-suite bathroom, Second floor: One bedroom with a king bed and a double futon, one bedroom with a queen bed and double futon, and one other room with two twin beds. The downstairs has a bedroom with a double bed . There are 4 full bathrooms; two with tub/shower combos and two with showers. Renters must bring their own Linens and towels, or bed linen service and towel rental is available for those arriving via air travel or for convenience. Linens service is $20/bed and towels are $25/person (this includes three face-cloths, three hand towels, three bath towels, and one bath mat). Blankets and pillows are provided.

CHECKOUT: Renters are required to leave the cottage in the same condition as it was found and vacate the property by 10:00am on the check-out day. Cleaners will be in to clean disinfect and clean the cottage, but it is expected that all messes are to be cleaned-up as they occur and all garbage is to be removed. The cottages are checked between rentals to ensure that the cottage is in appropriate condition and if excessive cleaning is required, a cleaning fee will be deducted from the security deposit.

REFUNDS: There are no refunds due to the failure of non-essential items such TVs, VCRs, DVD players, microwaves, gas grills, paddle boat or other convenience items. However, we will make every reasonable effort to have such items repaired as quickly as possible.

Water shoes: Due to the occurrence of Zebra mussels, water shoes are required for swimming at some cottage locations. Zebra mussels cling to rocks and docks and may cut your feet.

Garbage: Garbage and recycling is to be removed from the property by the Renters. Garbage and recycling is to be placed in clear garbage bags. Recycling must be separately disposed of at the refuse station and garbage bags containing both recycling and garbage will not be accepted; therefore recycling must be separated into clear plastic bags as follows: plastics #1 and 2, cans, paper and cardboard, and glass. Failure to remove all garbage and recycling will result in deductions from the security deposit. Further garbage instructions and directions to the refuse station and the provided dumpster will be at the cottage.

Noise: Neither the Property Owner nor the Company can control - or be liable for - noise or disturbance caused by owners of properties adjacent to or near the subject cottage, or their family or guests. If there have been complaints of unreasonable noise or rowdiness, the Renter may be asked to vacate the premises immediately, at the discretion of RLPM, forfeiting the balance of the rental fee.

Confirmations: RLPM will forward a copy of the cottage directions, and entry instructions to the holiday property with the Balance of payment. Renters shall abide by all instructions and information contained therein. If the Renter has not received this information one week prior to the holiday period, the Renter shall notify the RLPM and obtain said information.

SMOKING: No smoking inside the cottage. If smoking outside, all cigarettes/cigars must be disposed of responsibly.

Number of Persons Using the Holiday Accommodation: The number of persons present overnight (including guests) shall not exceed the maximum number indicated in above. The number of persons present during the day (including guests) shall not exceed the maximum number indicated in the Terms and Conditions of this contract. Renters who contravene the maximum number stated for each cottage will be subject to immediate eviction without refund or an additional nightly charge of $50.00 per person, at the discretion of RLPM.

Water: Tenants must bring their own drinking water to the cottage. Drinking water can be purchased locally.

Tents: There shall be no camping, tenting, or otherwise placing auxiliary accommodation facilities on the property without prior written authorization.

Access: The Property Owner and/or RLPM shall be allowed access to holiday accommodation at any reasonable time during any holiday occupancy.

Repair: The Renter will keep the cottage and property and all furniture, fixtures, chattels, fittings and effects in the cottage or on the property at the beginning of his/her occupancy, whether or not these items are set out in the Inventory Listing, in the same state of cleanliness, order and repair in which they were found. Failure to do so, to the satisfaction of the Property Owner, may result in a use of the Security/Damage Deposit and/or more, to defray cleaning costs, or repairs incurred by the Property Owner.

Keys: The Renter agrees to return the keys to the lock-box (or other specified location) when leaving the cottage at the end of the renters stay. There is a $25 admin fee for lost keys.

Hot tub: Please ensure that the water does not go below where the intake to the filter is. If it goes lower than that, it will burn the motor out and you will be responsible for damages. Also, do not add anything to the water other than the supplied chemicals. People with health problems and children under 5 should not enter the hot tub. Children under 16 must be accompanied in the hot tub at all times.


Use of the Property/Limitation of Liability: The Renter will use the cottage and its facilities in accordance with these Booking Terms and Conditions and will do so at his or her own risk. The Renter promises to indemnify RLPM and the Owner harmless from any claim for damages or costs which may be asserted against them by the family or guests of the Renter as a result of personal injury, sickness or death, or loss or damage to property, however caused, arising from the use of the Property. For himself/herself, the Renter hereby releases and discharges RLPM and the Owner harmless from any claim for damages or costs which may be asserted against them as a result of personal injury, or loss or damage to property, sickness or death, however caused, arising from use of the Property. The Renter accepts full responsibility for the use of any recreational equipment, such as boats, and motors, etc., and agrees to pay for any repairs or replacement of said equipment plus an administrative charge of $50.00, unless the damages are a result of normal wear and tear.
